Happy Thursday!
Picture this: there was an article in Money Sense magazine where I was interviewed to chat about the Top Hamilton Neighbourhoods (click here for article) and it was published on April 11, 2017. How fitting that my first blog post should now fall on the anniversary of that very day! Lets revisit that list shall we? But please keep this thought in the back of your mind: when I was interviewed for the article, Hamilton real estate was going through the roof! Prices were soaring. Now the areas have settled off. Here is my take on it:
- Crown Point East-this is an area that has been under the radar for many years. Ottawa Street North is the hub here, which has endured a long history of being known as the “textile capital” and also a walkable district to shop for anything from recycled antiques to fantastic locally owned eateries! It is also home to the first Tim Horton’s anywhere, and now not only a place to get your java and crueller, but also a step back once upon a time.
- Crown Point West-as stated in the article, this area WAS a place to find steep discounts in pricing compared to other parts of the City yet being steps to the Ottawa St district, the newly redesigned Tim Horton’s field and the brand new Bernie Morelli Recreation Centre, as examples. NOW enter today. ****Average list prices in these areas for 2018 were $326,000 with Average Days on Market being 25 days. In comparison, in 2017 the Average days was 22, with $300,804 being the average list price. Quite reasonable for an area dubbed as the next Locke St to the east.
- Gibson-since the advent of Hamilton making short lists on being an investors paradise, this area of the City has been creeping up the lists. With ambitious projects including the Gibson Lofts, this neighbourhood is attracting investors who are cleaning up and renovating these streets, filled with Victorian era homes. Average list prices in this area for 2018 were $360,000 with Average Days on Market being 29 days. In comparison, in 2017 the Average days was 23, with $360,000 being the average list price. Even though these numbers did not improve, there are certain pockets that command over $500,000.
Areas to watch in 2019
In this atmosphere of playoff season, I thought I would share my picks of areas to watch: North End West, Strathcona and Beasley North. Stay tuned for the deets 🙂
